Mold prevention

The most important areas while inspecting for mold and moisture intrusion problems are the basement, bathroom and roof of any house. It is easier to undertake mold prevention measures than to get involved in the hassles surrounding its removal and paying for the damages mold can cause, if it goes un-checked.

Areas to be covered by mold prevention measures

The roof needs to be carefully removed of any debris build-up in valleys and at wall-to-roof intersections. When removing debris, it must be ensured that it does not enter and clog downspouts. Inspection of flashing around chimney and penetrations can determine whether it will let water penetrate through and cause damage later or. A flashing that has cracked or has pulled away calls for experts to mend it. Removing moss and lichen growth with a moss killer, broom, or garden hose and pressure washing can shorten shingle life, so it is advisable that spraying of water be directed down the roof, never up under the shingles.
Gutters and downspouts can be cleaned with a blower, garden hose stream, or small broom. Using a hose will help pinpoint leaks and other trouble spots. One can use a gutter sealer on loose joints or replace gutter sections according to manufacturer's instructions while ensuring they are clear of debris and drain away from the house. Windows and doors need to be regularly inspected and if recaulking of siding joints is necessary for utility penetrations, it may also be a good time for weather-stripping around doors and windows so they seal tightly to prevent water from entering.

Steps towards mold prevention

Attics are notorious for mold build-ups and homeowners need to be vigilant for water stains on the underside of the roof, rusted nails and discolored mildewed sections on any surface. If there are any of these moisture-warning signs, the source of the moisture needs to be located and fixed. The vents may need to be checked at the eaves to see if they are unobstructed by insulation and that there is room for air to flow from the eaves. For proper ventilation, it is a good idea to install timers on bathroom and laundry fans and run them for 20 minutes after showers. Bath, kitchen and laundry fan ducts need vent outside with dryers to the outside of the home. More serious moisture damage or standing water in either the crawlspace or basement may call for professional help and a certified contractor to repair, correct any structural problems and eliminate the source of the moisture may be the best solution.

Mold damage

Molds in any home can cause mild to severe hygiene, sanitation and health problems, apart from also being the primary cause for structural damage. This is because mold can reproduce fast as the mold spores spread in the air and moisture present in the environment and cling to other similar surfaces, if not treated and fixed at the earliest.

Nature of Mold and types of damage possibilities by it

Mold, at its basic explanatory best, is fungi that reproduce by releasing tiny spores into the air and when these spores land on moist objects, they may begin to grow. There are thousands of different types of mold and we encounter many of them every day, in our homes and outdoors. The real estate community is abuzz with talk about insurance and liability issues involving Stachybotrys chartarum, also known as black mold or toxic mold, is a deadly mold, causing severe health damage to all exposed to it. Some homeowners are know to have even burned down their homes, and everything in them, because they felt it was the only way to eradicate toxic mold from their surroundings. Juries have awarded huge sums of money to homeowners who initiated lawsuits against their insurance companies, with most awards given to people whose insurer did not pay for moisture-related repairs in time to prevent severe mold problems. Awards have also gone against homebuilders when juries felt that shoddy workmanship contributed to the mold. Mold damage has become such a common and severe problem for so many Americans that most homeowner policies now include a clause that excludes or limits payments for mold-related issues. While mold is a problem, in most instances its growth can be prevented or stopped before it causes excessive damage.

Places susceptible to mold damage

Homes that have been flooded are at serious risk for molds, especially in areas when are high humidity and temperatures as these provide the mold with the perfect place to reproduce before cleanup begins. The houses suffering the aftermath of Hurricane Katrina, some of which are still flooded by water, are a perfect example places likely to suffer extreme damage from mold.

Tips to discourage mold growth and prevent mold damage

Installation of a dehumidifier in chronically moist rooms can help prevent mold build up and potential damage that could have been caused in the home. Avoid carpeting damp areas and insulate pipes and other cold surfaces to discourage condensation. Installing storm windows eliminates condensation on glass and the covering of crawl space with plastic ensures sanitation and good circulation of dry air, needed to prevent mold growth and stem damage.

Mold Training

Many work areas may impose situations that may potentially expose workers to mold. People need to be aware of such situations and have adequate knowledge to identify activities that may result in increased potential for workers and building occupants to be exposed to excessive levels of mold. Awareness training that provides workers with the knowledge and skills needed to identify mold contamination and situations that could require remediation are the need of the hour, as identification of and responding to mold-related situations may well be a new area of activity for many people.

Mold Awareness

A mold training and awareness program should include information regarding procedures for reporting suspected mold growth by building occupants and workers. Conditions that promote mold growth such as temperature, humidity, and moisture. Recognition of situations and conditions that are outside the limits of the workers' ability to respond and address in a safe manner such as identification of situations that may require additional professional intervention and support. Work activities that have the potential to increase worker or building occupant exposure to mold or have the potential to spread any existing mold contamination.

Training of professionals

There are a lot of mold training and certification courses that are offered both by government as well as private institutions. These certification courses train one for dealing with serious mold problems in any situation. The training courses cover general overview of a variety of mold related issues such as mold biology and the requirements for mold growth, conditions that will lead to mold growth indoors, health effects of elevated mold exposure, mold inspections, testing, and analysis, mold abatement, mold management, common misconceptions about mold growth.

A trained mold professional will be able to evaluate the potential for mold growth during a building inspection, recognize the signs of a potential mold problem in a building, educate one on the common causes of water intrusion into buildings and areas of hidden mold growth.

Mold training is not for the householder but if mold management is being considered as a career option mold training is a must from a reputed institute.

Mold management

The issue of keeping homes home mold-free is taking on many homeowners and builders by surprise, as what used to be considered a harmless fungi and common house problem is posing a severe health and sanitation risk, if not checked in time. The news is that mold can cause serious health, sanitation and structural damage if not controlled and here is where the need for mold management is felt.

Steps towards effective mold management

It is very important to eliminate moisture from the home and keep regular checks for the same to prevent creation and spread of mold. Definite tell tale signs would be musty odors, watermarks on walls and ceiling, sudden asthma attacks or allergies (for more severe mold problems). The issue of mold management becomes ever complicated with litigation, lawyers, new homebuilders and such like, and extensive research is being carried on to best address this problem. If detected early, mold can usually be removed by a thorough cleaning with bleach and water. To prevent mold from re-growing, however, it is essential that the source of the moisture be eliminated and the affected area properly dried, cleaned, and if necessary, replaced. Proper disposal in safe bags of any material with moldy residue such as rags, paper or debris, is crucial for eliminating possibilities of re-growth of mold.

Insurance policies as means of mold management

Mold, like rot and insect infestation, is generally not covered by a homeowner's insurance policy, unless the mold is caused as a direct result of a covered peril such as a burst pipe; in such a case, there could be coverage for the cost of eliminating the mold. Stachybotrys chartarum, also known as black mold is a deadly mold, causing severe health damage to all exposed to it and litigation involving this type of deadly mold has juries awarding huge sums of money to homeowners who initiated lawsuits against their insurance companies, with most awards given to people whose insurer did not pay for moisture-related repairs in time to prevent severe mold problems.

Effective mold management steps

The CDC- Centers for Disease Control and Prevention - are of the opinion that mold is everywhere and can be found both indoors and outdoors. Outdoor mold is commonly found in shady, damp areas and in soil whereas, the indoor variety of mold exists where humidity and moisture levels are high, such as in basements, kitchens, bathrooms and on ceilings and wall interiors where water from leaky pipes, roofs or windows can accumulate. Keeping damp areas at minimum and installing de-humidifiers to promote ozone and freshness is the best way to reduce possibilities for mold growth and manage the problem at the root.

Mold Professionals

Mold belongs to a group of microscopic fungi and is spore-producing organisms that can thrive in certain indoor conditions such as when there is a temperature range conducive to growth, sufficient humidity, and a source of nutrients to sustain growth. Mold is ubiquitous in nature and excessive mold can result in offensive odors from the organic compounds released by certain molds during their life cycles.

The American Society of Safety Engineers (ASSE) is a global non-profit organization and is dedicated to advancing the safety, health, and environmental (SH&E) profession and advancing the technical, scientific, managerial, and ethical knowledge and skills of occupational safety, health, and environmental professionals.

Awareness & Training

Mold professionals such as those at the ASSE believe that mold has become an important health issue that cannot be ignored. Mold professionals around the word are being called upon to respond to mold-related issues such as development and implementation of precautionary measures and programs, identification of mold contamination in indoor environments, identification and awareness of workers and workplace activities that increase the potential for exposure to mold, and development and implementation of remediation plans and projects to remove mold from indoor workplaces workplace employee occupants and remediation workers. Mold professionals are of the opinion that they can assist people by providing guidelines under which such work can be executed in a manner that provides protection to workers and which does not cause increased risk to building occupants.

Effects on health

Although current research does not indicate that mold causes illness in the healthy, there is evidence that excessive exposure to mold may aggravate pre-existing respiratory conditions such as allergic rhinitis and asthma, and may cause allergic reactions in some people. Although adverse health effects related to exposure to mold have been reported, at this time, there is not a conclusive link to pulmonary bleeding nor is there conclusive evidence that mold-related illnesses are increasing.

Apart from disinfecting mold affected areas mold professionals contribute to awareness training that provides people with the knowledge and skills that are needed to identify impending mold contamination and situations that could require remediation may be needed, as detection of and responding to mold-related situations may well be a new area of activity for many.

Deadly mold

A few things that all house-proud homeowners would be better off knowing about deadly mold and how it affects the hygiene and health factor in their homes, are covered in this piece. Mold can be deadly, if not checked in time and especially if it contains certain toxic properties. It is Black Mold, sometimes referred to as toxic mold that is deadly in nature. It is found in the walls of homes, apartments, and schools where a leak has let water into the walls and can result in serious health problems for people using that area regularly. For those with asthma, it can be fatal as the deadly microscopic mold spores can enter the lungs and kill people and asthmatic individuals need to stay away from exposure to toxic black mold

Stachybotrys Mold is the deadly mold

Stachybotrys causes bleeding in the lungs and can prove to be fatal for infants and pregnant women. The Stachybotrys mold spores are inhaled into the lungs, where they weaken the blood vessels, causing the lungs to bleed. Coughing up blood and frequent nosebleeds are symptoms of stachybotrys poisoning. As mentioned earlier, this mold is found in wet areas-places affected by leaky pipes, within or on walls exposed to excessive moisture and is wet, black and slimy; this deadly mold smears when touched.

Warning Signs of a Deadly Mold problem

If members of your household, or occupants of your building are suddenly becoming ill with respiratory-related sicknesses or conditions with unusually high frequency or, if there are increased asthma and allergy attacks, you can gear yourself up for a strong possibility of a deadly mold problem. Chronic leaks or wet areas, accompanied by a mildew-like smell, often result in a deadly mold problem
This toxic mold produces hazardous byproducts, called mycotoxins, which are more likely to trigger health problems in even healthy individuals as these toxins are believed to be linked to memory loss and to severe lung problems in infants and the elderly. Floating particles of mold are invisible to the naked eye, so it's impossible to see where they might have landed until they begin to grow. Loose mold particles that collect on items within a house can be inhaled, growing into a constant irritation for the inhabitants. Stachybotrys chartarum, a slimy, greenish-black mold, grows on moisture-laden materials that contain cellulose, such as wood, paper, drywall and other similar products but does not grow on tile or cement. Deadly mold not only damages health, but also smells bad and degrades air quality for those around the living area.

Mold problems

The leading biological pollutants generated in a home are mold, mildew, fungi and bacteria. Molds such as fungus mold and slime molds are most often found in areas that have high humidity levels. Bathrooms, kitchens, laundry rooms or damp basements (especially after flooding) are prone to mold growth and reproduction and this can prove to be a serious health and hygiene problem, if not checked immediately.

Results of mold problems

It is important to try and prevent mold and mildew growth, and if it's too late, a homeowner has the option of going in for professional mold remediation and mold removal. Mold releases spores in the air that can float throughout the house and this can cause severe allergic reactions such as watery eyes, runny nose and sneezing, nasal congestion and fatigue, especially to those with a mold allergy. In fact, when mold starts to reproduce inside a home, it can cause severe structural damage amounting to thousands of dollars in damage-repair and possibly make family members very sick from mold exposure. However, hope springs eternal and there are many established mold cleaning, prevention, and mold removal methods to deal with this persistent problem that really do work.

Dealing with mold problems and prevention methods

The only way to prevent mold from recurring is to get rid of the root cause, which is usually excessive humidity, moisture or water seepage. This can be done by proper and tested methods of mold removal and by eliminating moisture. Basements must be dried out and humidity levels maintained at about 50% relative humidity or lower to prevent mold growth. Dehumidifiers can be very useful. Vapor steam cleaning or vacuuming with High Efficiency Particulate Absolute (HEPA) filter vacuums can reduce mold spore concentrations in damp areas and carpets, but if not done properly mold spores can remain or be spread into the air.

Mold Prevention Products

Fortunately, there are several mold prevention products available in the market today such as furnace filters that are washable and durable. These filters help keep out seasonal allergens before they enter the house and are a great way to help prevent allergies before they begin. Air purifiers are a good option for eliminating allergens; mold and gas removal and the newer ones are perfect for quiet bedroom use. Vacuum cleaners have been modernized with HEPA canisters and such models keep particulates that cause allergies sealed in the vacuum, giving you better allergy relief indoors. Bed linen, mattresses and covers are being manufactured such that they offer comfort and resistance to dust mites as they are being created with hydodown- white goose down that is specially cleaned so that is doesn't provoke allergies.

Black mold symptoms

The media often refers to Black mold as toxic or deadly mold and this fungi is us usually associated with Stachybotrys chartarum-a type of greenish-black mold known to cause heavy water damage. However, not all molds that appear to be black are Stachybotrys. Black Mold is found in the walls of homes, apartments and schools where a leak has let water into the walls. Black mold can make some people very sick, especially affecting those with asthma very severely. This is because the Black mold's microscopic spores can get into the lungs and prove fatal at times.

Effects of Black mold

Black mold or Stachybotrys, causes bleeding in the lung, which can be fatal for infants and pregnant women. The Stachybotrys mold spores are inhaled into the lungs, where they weaken the blood vessels, causing the lungs to bleed.

Symptoms of Black mold

The common symptoms of this toxic mold are coughing up blood and frequent nosebleeds, which is recorded by most patients suffering from Stachybotrys poisoning. Stachybotrys is found in wet areas and places affected by leaky pipes and within or on walls exposed to excessive moisture. Stachybotrys mold is wet, black, and slimy and it smears when touched. Black Mold poisoning symptoms are akin to the ordinary flu warning signs but can lead to toxic life threatening conditions. The amount of mold present and a person's sensitivity to the mold are important factors in how one's body may react to mold. The people at greatest risk are infants, elderly and immune-suppressed individuals and this category are most likely to exhibit the harshest of reactions when exposed to toxic mold. Black mold symptoms include nosebleed without injury to the nose and in the case of many an infant or child, there may be a chronic cough with chest congestion.

Allergy related Black mold symptoms

For those who are allergic to mold, symptoms will usually include a runny nose, itchy/watery eyes, coughing, and sneezing and throat irritation. These may become severe if the individual has a chronic condition such as sinusitis and asthma. While allergic reactions are common, exposure to a large enough quantity of mycotoxins produced by some molds can occur and can lead to headaches, respiratory difficulties, skin irritation, decreased attention span and difficulty in concentration as well as dizzy spells.

Mold Test Kit

It is very important to identify and timely treat mold as soon as it is discovered. If the presence of mold is discovered or even suspected steps should be taken to treat the mold before it becomes a problem to health.

There are many do-it-yourself mold testing its available in the market and must be used, with the prescribed precautions, to collect and send samples to the laboratory to determine the nature of the mold.

Testing Mold Growth

If an occupant of a building detects the growth of mold on a wall, ceiling, floor, heating or cooling duct register, or any other surface, the mold particles can be scraped off the growth area onto the sticky surface of the opened mold testing kit. During scraping of the mold growth, the tester must wear rubber gloves and a full-face respirator mask with an organic vapor filter. The scraping should be carried out with clean and disinfected paint scrapers and placed on the sticky testing surface designed to prevent the mold from flying and infecting other areas.

Label the Sample

Print neatly on a large pressure sensitive label the name of the property owner, address, precise test location at that address, testing date, and the type of sampling method such as a mold test kit settling, time duration of the test along with the testers name and contact information.

Testing The Indoor Air

Use a separate mold test kit to collect a mold sample from the air of different areas such as Heating or cooling duct register. Expose the sticky side of an open mold test kit to the outward airflow from each separate duct register. Run the system on fan ventilation for a few minutes before removing the mold test kit from each duct register. Then close, seal, and label each mold test kit.

Collecting mod samples of room air by the settling method. Test the air of each room, attic, basement, crawl space, and the garage for the presence of mold by first running a cleaned fan to stir up the air in each room. Shut off the fan, open up a mold test kit, and place it upwards in the middle of the room for about half an hour to allow airborne mold spores to settle down onto the sticky surface of the mold test kit.

Be sure to use the same time for all air test locations for the standardization of the mold test results. Then close, seal, and label the mold test kits. And send them to the mold laboratory for testing.

Get rid of mold

Mold in the house can be a headache for any homeowner and the best kept of houses can get affected by this smelly, hygiene problem caused by fungi aided by excessive moisture. All homes need to be kept clean and free from mold and mildew to extend the life and avoid costly repairs while ensuring it remains a special place.

Home remedy for getting rid of mold

The first step to ridding the house of mold is to ensure that the room is well ventilated before beginning. If the mold covers a small surface area it is easier to clean by a simple solution of detergent mixed with water. This space needs to dry, then re-touched with a solution consisting of 1/2-cup bleach per gallon of water to help kill the remaining spores. It is advisable not to combine bleach and ammonia because the mixture produces a toxic gas. Coming to the rescue of harried homeowners suffering from mold related problems are the kits commercially available, which are designed specifically for treating mold. The Centers for Disease Control offers effective tips to get rid of mold and one would do well to remember that mold will very likely return unless the underlying problems causing mold are eliminated.

Materials and guidelines to get rid of mold

A kit for mold removal has a pressure washer, safety glasses or goggles and the necessary all-purpose detergent in it. Since mold and mildew thrive on moisture, over a period of time they can damage the exterior of a home. To remove this mold, it is recommended that an all-purpose detergent or one specifically designed for mold be used while avoiding bleach (since it may damage the surface). Using the low-pressure setting of the pressure washer, run clean water through it and wet the surface to be cleaned. Materials such as brick and wood will absorb water and spraying chemicals first may lead to discoloration. Wetting nearby plants and shrubs will help run chemicals off them as well. With the washer still on low, place the siphon hose in the detergent and begin. Clean the house in easily doable sections starting at the bottom and working up, overlapping each run as you go. Once the chemicals have been applied n, the homeowner can change to the high-pressure mode for rinsing or cleaning. Operating the wand at an angle, going back and forth in 5' sections, the user can adjust the cleaning power by switching nozzles and by adjusting the angle and distance from the target to control the force being applied. Rinsing from the top down with clean water, it is wise to inspect the job along the way.
